Perched on a steep slope overlooking Sebago Lake, this lakeside house exudes relaxation and tranquility. Updates and modifications to the interior and exterior of the building made it into the perfect escape from the hustle and bustle of nearby Greater Portland and added “luxurious” to its long list of enviable characteristics. We fully modernized the building by updating its exterior, finishing its basement, and completely renovating its interior. The striking results do justice to this gem of a property.
Working closely with the owners we completed a renovation of a 1900’s historic home located on Munjoy Hill in Portland. The owners brought a detailed plan and vision and we supplied the rest, making recommendations to the owners along the way. The result is a beautiful blend of modern and historic living.
This project was completed for a client in rural North Yarmouth, Maine. The beautiful and unique structure was designed by the owner. We were a part of the design process as with all of our projects, but she really made it easy on us. It’s gratifying working with a client who is clear and ready to make decisions as things come up. This build had some unique parameters right from the start. The owner will be using this structure for a home business. But as with all projects, we wanted to make sure that we built a structure that would increase equity on the existing property and have a high resale value and strong rental potential.
This was a comprehensive real estate development project completed for an investor which involved a full renovation of an existing 1900’s home in Portland’s East Bayside. This project was unusual because we included a basement level unit in the development phase to maximize the use of the space. We had the city’s housing shortage in mind when we turned this 3-unit into a 4-unit building, thus creating more quality living space in town.
This is a unique two-unit building in the heart of Munjoy Hill on Portland’s east end. The three bedroom, two and a half bath units are mirror images of one another, each with four levels. The intent of the project was to create multi-level rental units perfect for families.
We completed a comprehensive renovation of an existing 1900’s three-unit home located in a progressive neighborhood on Munjoy Hill in Portland. This project was for a real estate investor and developer. The project was a complete gut renovation from the 1st floor to roof, preserving only the original exterior walls and foundation.
In some ways renovations are at the heart of what we do. Patrick, the owner of Mindful Building, was a renovation carpenter for the first ten years of his career. This was therefore an exciting project to take on: a beautiful historic home in need of extensive repair and updates. The building had had many owners over the years and a lot of the work that was started wasn’t properly finished. The challenges were many. We first spent time with the owners, who had a very clear vision of what they wanted the property to become. We helped them navigate the many available options and come up with a concrete plan. In the end, the transformation was impressive.
This project was special to us because when it was finished we would move into a spacious 1600 square foot shop space with sixteen foot ceilings and two large ten foot by twelve foot garage doors. In addition, the second floor was finished with 1200 square feet of office space. In the past we found that commercial space was always so limited and never exactly what we wanted, so we decided to save on leasing costs and build our own shop space instead. This way we were building equity as well as a highly functioning work space.
